Design/Build is quickly becoming the preferred method of delivery for many owners as the benefits includes a shortened project schedule, reduction in project costs, and a higher quality deliverable. The contractor is responsible for both the design and the construction stages of the project by having all risk and responsibility transferred to them by way on contract. Design-Build is often referred to as “turn-key” as the general contractor, design team, and owner work together as one team early in the design phases of the project.


By combining the two methods, design/build and construction management delivery styles, a hybid method is created where all responsibility and a majority of the risk are transferred to the contractor, and also a transparent cost structure of construction management. The advantages to combining these methods is a notable shortened project delivery time and cost control.
