CONSTRUCTION
Once documents and suppliers are finalized our superintendents begin supervising the day-to-day operations, monitoring the schedule, updating it daily as needed, and conducting weekly project meetings with all subcontractors and vendors. Ongoing collaboration among the entire team, from management to field personnel, ensures quality control throughout the project.

POST CONSTRUCTION
The post-construction stage ensures that any loose ends are tied up before the building is completely handed over to the owner for occupancy. This process consists of final inspections, training for the building owner, and much more. Overall, post-construction assures that the building owner is prepared to take over the operation of the building, and all final walk-through paperwork has been completed and signed. This process is a collaborative effort between the building owner, contractor, and architect – it is a crucial part of the process for long-term success.

While Brothers Group Construction Company works in the traditional Competitive Bid project delivery model, we are also wonderfully comfortable utilizing Fast-Track delivery methodologies such as Design-Build, Construction Manager at Risk (CMAR) and Negotiated Contracts. These delivery models are extremely useful to clients who are looking for an expedited project delivery where the contractor is providing valuable pricing, schedule and constructability input throughout the design development and detailed design phases.
Competitive Bidding is a process of issuing public or private (by invitation only) id with the intent that companies will put together their best proposal and compete for a specific project. Typically, the lowest dollar amount bid is awarded, however other determining criteria can be utilized, such as “Best Value.”
If retaining the overall project responsibility by the Owner, or their representative is preferred, Brothers Group Construction Company through the bidding process can be hired directly as a General Contractor in a more conventional competitive bidding process. We will manage the subcontractors, keeping the schedule, budget, and quality as defined by the project documents.
Design-build is a method of project delivery in which one entity – the design-build team – works under a single contract with the project owner to provide design and construction services. One entity, one contract, one unified flow of work from initial concept through completion.
If the Owner is looking to expedite project delivery, mitigate project risk, and reduce contractual obligations, then design-build is the preferred delivery approach. Brothers Group Construction Company partners with several local A&E firms to provide sound design-build service to our clients. We utilize a three-phase business plan approach to project delivery. This approach navigates the owner through the various phases of the project development and delivery via stage gates. Each stage-gate has clearly defined deliverables and associated costs and the Owner is free to terminate at any point along the process should project circumstances change. This approach mitigates financial risk to the owner by not getting too far ahead in the process without understanding project cost, constructability, schedule, and quality.
The CM at Risk is a delivery approach where a construction management firm acts as an owner’s consultant during the pre-development phase of the project. During this process, the owner of the project will rely on the CMAR, so they are empowered to contract multiple subcontractors to solicit and receive bids with the intent to oversee the construction of the project.
Like design-build, this approach allows owners to expedite project development and execution. Unlike design-build, the owner will hold multiple contracts (A&E and GC) and be responsible to both for owner input and payment. When retained, Brothers Group Construction Company will represent the Owner’s interest in the project, managing the construction process (budget, schedule, constructability, quality, and safety) from planning through project execution and hand-over.
A Negotiated Contract approach simply provides more value. In the end, the owner gets a collaborative architectural/construction team and a price they can afford with the materials and look they expect. Plus, they are much more likely to get their project done on time and enjoy the experience along the way.
Negotiated work may include any of the above delivery models except for Competitive Bidding. Brothers Group Construction Company will work with Owners and the A&E team to assess a project’s scope, assist in determining overall project schedule, construct-ability, and quality to develop a “cost or work” estimate. Upon review and alignment, Brothers Group Construction Company and the Owner will enter a construction contract for project execution.
